Reservation Cancellation Policy
If a traveler books at least 14 days before the check-in date, they have 24 hours to cancel their reservation without penalty. After the initial 24 hours has passed they are subject to the following cancellation policy: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.
Other Rental Agreement Policies
Our homes may not be suitable for families with children. We leave it to the parents’ and guardians’ discretion. There are interior and exterior stairs and decks, fireplace/woodstoves in the living rooms, firepits outdoors, there may be hot tubs or a natural water hazard. Guardians should be diligent with their children and infants. Guests agree to indemnify and save the Owner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises and adjoining property by the Renter, his/her party or their invitees, from known or unknown danger or hazard attributed to the Owners.
CHECK IN IS 4pm or later. CHECK OUT IS 11am or earlier.
- All of our properties are non smoking properties. Smoking is not allowed inside or within 15 feet of the house. Evidence of cigarette smoking-$200 charge.
- The primary renter must be age 25 or older. We do waive this requirement on occasion. Contact us for request.
- A refundable security deposit is required when renting any of our homes. This is to cover damage as well as violations of this rental agreement. An inventory and damage report is taken upon the completion of each rental period. Damage includes, and is not limited to, wear and tear beyond normal usage, such as damage to walls, fixtures, glass, decks, landscaping, carpets, structures, lost, damaged, or destroyed linens, electronic components, games, and appliances.
- Please respect the neighbors’ property and privacy. Quiet time is from 10pm to 8am.
- At our beach town houses, guests are required to rinse off sandy feet and beach items and shake sand from towels and clothing before entering the house. No beach towels in the house, please, unless taken directly to the laundry room for washing.
- Kitz Condo has no security cameras. At our other houses, there will be 1-3 outdoor security video cameras on each property, positioned to view the driveways or edge of yard. There are no other cameras, interior or exterior, on the property. There are absolutely no cameras, noise level monitors, or other surveillance of the hot tubs, hot tub areas, back yards, home interiors, game rooms, or windows.
- As long as you have e-signed the rental agreement, and completed the form for the security deposit hold, Driving directions and key code will be sent to you at least 2 days prior to your arrival. Check-in time is 4:00 p.m. or later. Check-out time is no later than 11:00 a.m..
- Neighbors: Tenant agrees to respect the rights and privacy requirements of our neighbors. No loud music or parties are allowed on these premises. The use of fireworks are strictly prohibited on premises and will result in forfeiture of security/damage deposit. Be considerate with cars and noise coming and going at early or late hours. If you are disruptive of others you may be evicted without a refund.
- All reservations are subject to the set cancellation policy.
- We are not liable for failures of any equipment, systems, or appliances, as major repair problems cannot be foreseen. In the event of a failure notify us immediately as we may be able to get it fixed/replaced quickly.
- No inflatable tubs inside the house or game room.
- Renter and all members of his/her party agree to indemnify and save the Owner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises and adjoining property by the Renter, his/her party or their invitees, from known or unknown danger or hazard attributed to the Owners.
- The maximum number of people that can occupy the home is posted on the website and in the homes. No exceptions. No daytime visitors allowed. Only the guests included in the reservation may occupy the property. The properties and homes are not to be used as a meeting place for outside guests, parties or reunions.
Violation of this agreement will be the cause for immediate eviction and/or loss of 100% of the security/damage deposit. If the Tenant or any member of his party violates any of the terms of this agreement, Owner may terminate this lease with no refund and enter the premises to remove the tenant, his party and their belongings according to the Vacation Rental Act.
By completing this rental agreement, RENTER CERTIFIES that he/she is a responsible adult over age 25 (unless age has been waived) and will be one of the occupants. This document serves as the rental agreement under the laws of WA, between Renter & Sandra Gesang.
I, the renter, have read, understand, and agree to the rental terms & regulations as stated above. During this rental, I am solely responsible for all damages and for adherence to this rental agreement.

You may always choose what personal data (if any) you want to provide to us. However, if you choose not to provide certain details, some of your transactions with us may be impacted.

This includes data such as language settings, IP address, location, device settings, device OS, log information, time of usage, URL requested, status report, user agent (information about the browser version), operating system,browsing history, and type of data viewed.
Processing Purposes

· A. Reservations: We use your personal data to complete and administer your reservation.
· B. Customer Service: We use your personal data to provide customer service.
· C. Guest Reviews: We may use your contact data to invite you by email to write a guest review after your stay. This can help other travelers to pick the accommodations that suits them best. If you submit a guest review, your review may be published on our website.
· D. Guest Communications: There may be other times when we contact you by email, mail, phone, or texting, depending on the contact data you share with us. There could be several reasons for this:
a. We may need to respond to and handle requests you've made.
b. If you haven't finalized a reservation online, we may email you a reminder to continue with your reservation. We believe this additional service is useful to you because it allows you to carry on with a reservation without having to search for the accommodation again or filling in all the reservation details from scratch.
c. When you use our services, we may send you a questionnaire or invite you to provide a review about your experience with our website. We believe this additional service is useful to you and to us, as we will be able to improve our website based on your feedback.
· E. Security, Fraud Detection, and Prevention: We use the information, which may include personal data, in order to prevent fraud and other illegal or infringing activities. We also use this information to investigate and detect fraud. We can use personal data for risk assessment and security purposes, including the authentication of users. For these purposes, personal data may be shared with third parties, such as law enforcement authorities as permitted by applicable law and external advisers.
· F. Legal and Compliance: In certain cases, we need to use the information provided, which may include personal data, to handle and resolve legal disputes or complaints, for regulatory investigations and compliance, or to enforce agreement(s), or to comply with lawful requests from law enforcement insofar as it is required by law.

· In view of purposes A and B, we rely on the performance of a contract: The use of your data may be necessary to perform the contract that you have with us. For example, if you use our services to make a reservation, we will use your data to carry out our obligation to complete and administer that reservation under the contract that we have with you.
· In view of purposes C - F, we rely on its legitimate interests: We use your data for our legitimate interests, such as providing you with the best appropriate content for the website, emails, and newsletters to improve and promote our products, services, and the content on our website, as well as for administrative, fraud detection, and legal purposes. · In respect of purpose F, we also rely, where applicable, on our obligation to comply with applicable law.
